This post is fiction. It was written to demonstrate what a lender's journal looks like. Any rate, forecast, turnaround or offer named below is invented for the example — Copperline Home Loans holds no license anywhere and cannot lend, quote or advise.
Spring moves can be manageable or chaotic, and the difference is usually sequencing. Here is the order the pieces tend to fall in when a family moves between the spring and the start of the school year.
April: Get pre-approved. Visit neighborhoods. Tour homes. May: Make offers. Open escrow on the right house. June: Close on the new house. Begin packing. July: Move in. August: Get the kids enrolled in their new school.
The key is starting financing early. By the time you fall in love with a home in May, you want pre-approval already in hand — not still being underwritten.

Run the number yourself.
A real journal post would end by asking you to get in touch. There is nobody here to get in touch with, so here is the more useful ending: the calculators recalculate as you type, state their assumptions on the page, and keep your inputs in the link so you can send a result to someone who can actually help.
