Nathan is a fictional character, as is the branch he is written as running. The role itself is real enough: a branch manager sets the underwriting standards the officers work to, decides which files get escalated, and owns whatever the branch promises a borrower. A real one would have an NMLS number printed beside their name here, and could be looked up in the national registry. Nathan has none, because there is nobody to look up.
The specialty written for him is relocation: equity arriving from an out-of-state sale that has not closed yet, and RSU income that vests on a schedule rather than a payroll cycle. Both are ordinary in Denver’s tech and aerospace hiring, and both are documentation problems rather than credit problems - which is why the strength of a pre-approval on these files comes down to what the lender actually verified.
